How is Elite Collective different from a national management company?
National companies treat the Dominican Republic as one of dozens of markets they manage from a call center in another country. We are based here, our people are here, and our reputation depends on every property in our portfolio. You'll have a direct line to either Brad or Francisco — not a ticket queue.
What's your commission rate and how does it compare?
Our commission is structured per property based on scope, location, and tier. Once we've completed a 30-minute property review we share the exact percentage in writing. We've never had an owner leave us for a cheaper rate — and when commissions are compared on net dollars to the owner, we consistently outperform competitors charging less.
Can I block off dates for personal use?
Of course. It's your home. You give us your personal-use calendar at the start of each year (or update it any time) and we work around it. Most owners block 4-8 weeks for themselves and family. The villa is still yours; we're just running the rest of the calendar to maximize what it earns.
What if I'm not happy — am I locked in?
Sixty days' notice and we part as friends. No early-termination fee. We've built the business on owners staying because they want to, not because they have to. Currently every owner who has joined us is still with us, which we take as our best signal.
Do I have to pay anything to get started?
No. Property review, listing setup, professional photography, and channel onboarding are all included as part of our partnership. You pay nothing until your villa starts generating revenue, and we only get paid when you do.
How do I get paid?
Monthly. Bookings are collected into a dedicated property account, expenses and commission are deducted, and the net is wired to you on or before the 5th of each month with a full reconciliation. International wires are supported.
What about taxes — CONFOTUR, ITBIS, tourism tax?
We handle the operational tax collection (ITBIS, tourism service tax) on every booking and remit through our DR corporate entity. For CONFOTUR or other tax structures on your property, we'll connect you with our partner accountant for personal tax planning — many of our owners qualify for the 15-year property tax exemption and don't realize it.
Who manages the on-the-ground team?
Francisco lives in the DR and oversees every property in person. He is also a licensed Keller Williams broker in the DR, which means our operational network reaches far beyond just rental management — invaluable when you need a contractor, attorney, or accountant. Maria handles design and brand, Lohana runs guest experience, and Brad runs the business side.
